Why HMOs need a different approach
HMOs see more wear than single lets, with more people using the same kitchens, bathrooms, doors and stairs. They also come with stricter fire safety expectations and licence conditions. Repairs need doing quickly, with access arranged around several tenants and a clear record of what was done.
Fire safety and compliance
I carry out the practical works that fire risk assessments and licence inspections ask for, using compliant fire-rated products, and photograph every item for your records. See Fire Safety Works and Fire Door Repairs & Maintenance.
Damp and mould
Shared bathrooms and kitchens are prone to condensation and mould. I treat it properly, repaint in mould-resistant paint, and produce room-by-room inspection reports with photos. See Mould Removal & Treatment.
Room turnovers between tenants
When a tenant moves out, the room needs to be ready for the next one quickly. I can handle the whole turnover in one booking, so you’re not coordinating several trades against a move-in date. For whole-property work, see Void & End of Tenancy Works. A room turnover typically includes:
- Walls patched, filled and repainted
- Room door locks or cylinders changed
- Doors, handles, curtain rails and blinds repaired
- Furniture assembled, replaced or repaired
- Smoke alarms tested and sealant renewed where needed
- Photos of the finished room for your check-in records
How a job runs
1. Report the job
Send the address, the issue and any photos, or forward a tenant’s report.
2. Quote and access
You get a clear price, and I arrange access with the tenants affected.
3. Fix it
Most jobs are done in one visit, with rooms left secure and communal areas tidy.
4. Report back
You get before and after photos, notes on anything else spotted, and an invoice you can pass straight to your client.
How pricing works
Small jobs are charged by the hour. Larger jobs and fire safety works get a written, fixed quote, so you know the cost before work starts. There’s no VAT to add.
