Why use the void period
An empty property is the easiest time to do the work: there’s no tenant access to arrange and no disruption to anyone living there. Getting everything done in one booking means the property is ready for check-in, without coordinating several trades against a move-in date.
How a job runs
1. Send the check-out report
Send the check-out report or your list of works, plus the date the property needs to be ready.
2. Fixed quote
You get a written, fixed quote broken down item by item, so you can approve all of it or just the essentials.
3. Complete the works
Works are scheduled to finish before your re-let date, with keys collected and returned as arranged.
4. Photos for check-in
You get before and after photos of every item, useful for the next check-in inventory.
How pricing works
Void works are quoted as a fixed price, broken down item by item, so you know the cost before work starts. There’s no VAT to add.
