What’s included
If it’s small, fiddly and been on the list for months, it probably belongs here. Typical jobs include:
- Loose handles, hinges and cupboard doors fixed
- Squeaky or sticking doors sorted
- Small holes and cracks filled and touched up
- Sealant renewed around baths, sinks and worktops
- Toilet seats, door stops, hooks and accessories fitted
- Loose skirting, trim and beading refixed
Snagging lists
After moving into a new build, finishing a renovation or reaching the end of a tenancy, there’s usually a list of small defects to put right. Send me the list, and I’ll price it and work through it in as few visits as possible.
With a new build, check your warranty first: in the early years, the developer is usually responsible for fixing defects. I can take care of cosmetic snags, or anything the developer won’t cover.
How a job runs
1. Send your list
Write down everything you’d like done, with photos if you can.
2. Quote
You get an hourly estimate or a fixed price for the whole list.
3. Work through it
I bring the tools, fixings and common materials, and work through the list in order of priority.
4. Tick it off
We go through the list together before I leave, so nothing is missed.
How pricing works
Odd jobs are charged by the hour. Longer lists get a written, fixed quote, so you know the cost before work starts. There’s no VAT to add.
Frequently asked questions
Not as part of a list. Single small jobs are best combined with others, so the visit is worthwhile for you.

Yes. Check your warranty first, as the developer is usually responsible for defects in the early years. I can sort cosmetic snags, or anything the developer won’t cover. I can also create the snagging list for you to provide to your developer.
Gas work, electrical installation work, major plumbing and roofing all need specialists. If something on your list needs one, I’ll tell you.
