Doors that stick or won’t close
Most problem doors come down to loose or worn hinges, a latch that no longer lines up with its keep, or timber that has swollen. I find the cause first, so the door is fixed properly rather than just planed until it fits for a few weeks.
Fire doors
Fire doors need specific parts and gaps to work properly, so they’re covered separately. See Fire Door Repairs & Maintenance.
How a job runs
1. Send a photo
A photo of the door or damage, and a quick description of the problem, is usually enough to price it.
2. Quote
Small jobs are charged by the hour; larger jobs get a written, fixed quote.
3. Repair
The fault is fixed at its cause, and the door is checked for smooth opening, closing and latching.
4. Finish
Bare timber can be filled, primed and painted, so the repair is finished, not just fixed.
For landlords and letting agents
Door and frame damage is one of the most common tenant reports, from internal doors that won’t close to frames split by forced entry. I arrange access with tenants, fix most issues in one visit, and send photos with an invoice you can pass straight to your client.
How pricing works
Small jobs are charged by the hour. Larger jobs get a written, fixed quote after a visit, so you know the cost before work starts. There’s no VAT to add.
