Water-damaged ceilings
After a leak, ceilings are often left stained, cracked or soft. Once the leak has been fixed and the ceiling has dried out, stains are sealed so they don’t come back through the paint, and any damaged plasterboard is cut out and replaced. If a ceiling is sagging, get it looked at straight away rather than waiting.
How a job runs
1. Send a photo
A photo of the damage, with something for scale, is usually enough to give you a price.
2. Repair
Damage is cut back to sound material, then patched or filled.
3. Finish
Once it’s dry, the repair is sanded smooth so it blends with the surrounding surface.
4. Decorate
If you’d like, I stain-block and repaint the wall or ceiling so you can’t tell where the damage was.
For landlords and letting agents
Wall and ceiling damage is one of the most common end-of-tenancy and reactive repairs. I repair and repaint in one booking, arrange access with tenants, and send before and after photos with an invoice you can pass straight to your client.
How pricing works
Small jobs are charged by the hour. Larger jobs get a written, fixed quote after a visit, so you know the cost before work starts. There’s no VAT to add.
Frequently asked questions
Yes. Small holes are filled; larger ones are cut back and patched with new plasterboard, then filled and sanded ready to paint.
Yes, once the leak has been fixed and the ceiling has dried out. Stains are sealed, damaged plasterboard is replaced and the ceiling is repainted.
I do patch repairs and making good, not full re-skims of whole walls or ceilings. For those, I’ll recommend a plasterer.
Textured coatings applied before 2000 may contain asbestos, so they should be tested before any sanding, scraping or drilling. I’ll advise on testing before starting any work on them.
